Gutter Cleaning in Edinburgh

Signs your gutters are blocked
- water spilling over the edge in heavy rain
- plants or moss growing from the gutter
- staining or green streaks on the wall below
- damp patches inside near the top of external walls
- downpipes that stay dry while gutters overflow
Tenement gutter cleaning
Tenement gutters are high, often cast iron, and shared between owners. Back elevations are especially hard to reach. We use rope access or roof access, coordinate with all owners or your factor, and can send the photo report to everyone.
Commercial gutter cleaning
For offices, shops, schools and blocks of flats we can clean gutters on a planned schedule as part of roof maintenance, with reports for your records.
When cleaning is not enough
If we find leaking joints, cracked cast iron, sagging sections or failed brackets, we will photograph them and quote for gutter repairs.
How often should gutters be cleaned?
Most Edinburgh buildings need gutter cleaning once a year, ideally in late autumn once the leaves have fallen. Buildings close to trees, with valley or parapet gutters, or with a history of overflowing may need a second visit in spring. Regular cleaning is much cheaper than repairing the damp, stained stonework and rotten timbers that blocked gutters cause.
How we reach high gutters
Lower buildings are cleaned from ladders or the roof. Tenement rones four or five storeys up, rear elevations and courtyards are usually cleaned by rope access, which avoids the cost of scaffolding or a powered access platform. We photograph the gutters before and after, and report anything that needs repair, such as leaking joints or loose brackets, so you can decide whether to deal with it at the same time.

FAQs
Frequently asked questions
Will you tell me if my gutters need repairs?
Yes. We photograph any leaking joints, cracked sections or loose brackets we find and give you a price, so you can decide whether to have them repaired while we are there.
How often should gutters be cleaned?
Once a year for most buildings, ideally in late autumn. Twice a year if there are trees nearby.
How much does gutter cleaning cost?
It depends on the height and length of the gutters and the access needed. Send us the address and we will quote.
Do you clean tenement gutters?
Yes, front and rear, including high cast iron rones.
Can you clear blocked downpipes?
Yes, where the blockage is accessible from the top or through an access point.
Do I need gutter cleaning or a repair?
If water overflows only in heavy rain and the gutter looks full, cleaning usually solves it. If water drips from joints or the gutter sags, it needs repair. We check both on every visit.
